Construction Specs

FOUNDATION – Foundations are to be prepared in advance using your local codes. Primary design concerns are adequate load capacity, settlement, bearing capacity and frost heaving. We will work together with you to decide the size of your foundation in cooperation with your local codes. Grading of your property is typically done in conjunction with your foundation.

SIDING – Choose the siding that best suits your needs. Some things to consider when making your choice are maintenance, pricing and what best compliments your surrounding buildings. Most commonly used are vinyl, pine or cedar board & batten, metal, cedar shiplap, exterior T1-11 and tongue and groove pine.

WALLS – Wall construction and height varies. Commonly though, 7-9' walls are standard and use 2x4 framing. Garages with 10ft or higher walls commonly use 2x6 or 2x8 framing. Our two story garage wall height standard for the first floor height is 8ft. The second floor wall height will depend on the roofline chosen.

INTERIOR FURNISHINGS – Framing for interior walls is available however; we do not provide surface finishes such as drywall, paneling etc.

ELECTRICAL AND PLUMBING – These services are not available through Lancaster County Barns but can be provided by your local contractor.

DOORS AND WINDOWS – Your choice of doors and windows is important to both functionality and esthetically pleasing designs. Light and accessibility are factors to be considered. Single doors for easy access range from custom made wooden doors to steel pre hung. Many different glass door panels are available as well. Overhead garage door sizes range from 8ft wide x 6ft high to 16ft wide x 10ft high

DORMERS – When designing your structure, keep in mind dormers can add character as well as usability. They add space by adding headroom and enabling addition of windows for light and ventilation. Optional sizes and styles are available with and without windows. Styles can include gabled, shed, hipped, eyebrow and segmental dormers.

TRUSS – The type of trusses used depends on the size and style of your building in cooperation with location and town codes. All 2 story buildings will use engineered trusses.

ROOF PITCH – The slope and inclination angle of a roof is important to consider for many reasons. Some of which are overall appearances, its use in diversion of rainwater and snow where applicable. Pitches range from shallower 3/12 pitches on up to steeper 12/12 pitches.

ROOFING – Most commonly used roofing materials are asphalt shingles. Increasingly popular metal roofing or cedar shake shingles are available. Please let us know what best suits your individual needs.

ROOF STYLE – Traditional styles most commonly include gable or aframe roof lines, hip, gambrel, dutch hip, quaker, salt box and lien-to or straight, and mansard rooflines.

CUPOLAS – We offer a wide variety of cupolas. Varying sizes and shapes are available to compliment your structure. Cupolas come in wood, or poly materials with copper, metal or asphalt roofing. PORCHES – Relax on the porch of your design. Porches can be ground level or off of your 2nd story.
